Moving to Poinciana FL? 7 Things You Must Know First (2026) | Bernard Jackson
What New Residents Wish They'd Known
Poinciana is one of Central Florida's fastest-growing communities — and one of its most misunderstood. Most people discover it by accident, through a friend or coworker who moved there and raves about it. Then they do a Google search, find generic articles, and still walk in without knowing the things that actually matter day to day.
Here are the 7 things I tell every client before they make the move — whether they're renting, buying, or just starting to explore.
7 Things to Know Before Moving to Poinciana
Poinciana's median sold price sits at $294,995 as of March 2026 — while the Florida statewide median is above $400K. That gap is the entire reason Poinciana exists in most buyers' conversations. Sub-$300K homes with yards, community pools, and modern floor plans are still available. But inventory has dropped nearly 20% year-over-year, and the window is tightening.
Insider Tip: If you're comparing Poinciana to Kissimmee or Davenport on price per square foot, Poinciana wins almost every time. The tradeoff is commute distance — but the SunRail and Poinciana Parkway have improved that significantly in recent years.
ZIP code 34758 is in Osceola County. ZIP code 34759 is in Polk County. This affects your school system, your county services, your property tax assessment, and which government offices you interact with. Most newcomers don't realize this until they try to register their car or enroll their kids in school.
Insider Tip: If school district matters to you, verify which county your specific address falls in before you commit to a home. Don't assume based on neighborhood name alone — village boundaries don't always follow county lines.
Poinciana gets a bad reputation for being far from everything. The reality in 2026 is different. The Poinciana Parkway connects directly to US-192 and the Florida Turnpike. The SunRail Poinciana Station puts you in downtown Kissimmee in minutes and downtown Orlando without touching I-4. Kissimmee is 15–20 minutes away. Orlando is 35–45 minutes depending on route and time of day.
Insider Tip: If you're commuting to Orlando, take US-17 to the Poinciana Parkway to the Turnpike. Avoid US-192 near the theme parks during peak tourist season — it adds 15–20 minutes. The SunRail is genuinely the best option for downtown Orlando commuters.
The Association of Poinciana Villages is one of the largest HOAs in the United States — and it actually works. Community pools, parks, walking trails, sports courts, and playgrounds are maintained throughout all seven villages. PoincianaFest, the annual Christmas parade, Spring Fest, and Hispanic Heritage Month celebrations bring thousands of residents together. This is a community where neighbors know each other.
Insider Tip: Village 3 and Village 7 tend to have the most active community feel and strongest access to amenities. If neighborhood character matters to you, tell me which village you're considering and I'll give you an honest read on it.
Poinciana has a strong rental market — pet-friendly single-family homes with fenced yards are available, and many landlords are long-term investors who maintain their properties well. If you need time to establish yourself in Florida before buying, renting in Poinciana is a smart first step. But here's the honest math: the gap between a Poinciana rent payment and a Poinciana mortgage payment is often smaller than people expect.
Insider Tip: I've helped clients go from renter to owner in Poinciana — some who brought as little as $900 to the closing table using down payment assistance programs. If you're renting right now and wondering if buying is possible, talk to me before you assume it isn't.
Walmart Supercenter, Publix, and the Poinciana Towne Center cover daily needs. HCA Florida Poinciana Hospital recently underwent a major expansion and is now the community's largest employer. Local restaurants featuring authentic Latin cuisine, Caribbean food, and Central American flavors line the main corridors. Theme parks — Walt Disney World, Universal Studios, SeaWorld — are 30–40 minutes away. For bigger shopping and dining, Kissimmee's Osceola Pkwy corridor is 20 minutes north.
Insider Tip: Poinciana is car-dependent. Public transit covers some routes but is limited. You'll need a vehicle for most daily tasks — plan accordingly before you commit to a location.
Osceola County grew 3.61% year-over-year — among the highest in Central Florida. New schools, retail, and infrastructure are actively in development. The SunRail expansion is driving transit-oriented development around Poinciana Station. Property values are appreciating steadily, not spectacularly — which is exactly the kind of growth that builds real equity.
Insider Tip: The buyers who got into Poinciana in 2020 and 2021 are sitting on significant equity. The buyers getting in now are still getting in at a price that makes sense — but inventory is tightening every quarter. Waiting for prices to drop is not a strategy here.
