What is Poinciana, FL?
Poinciana is an unincorporated, master-planned community in Central Florida, roughly 25–35 miles southwest of Orlando, covering about 47,000 acres across Osceola and Polk counties. It was planned in the 1960s, with the first homes built in 1973. The 2020 Census counted 69,309 residents, and it's still one of the faster-growing areas in the Orlando metro.
Mailing addresses usually say Kissimmee, FL 34758 or 34759 — even though many of those homes are in Polk County. That confuses a lot of buyers, and it's exactly why the village matters.
Three things changed Poinciana's value story over the last decade:
- Poinciana Parkway (toll road) opened in 2016, cutting the drive toward I-4 and US-17/92.
- SunRail Poinciana Station opened in 2018 as the southern end of the commuter line into Kissimmee and downtown Orlando.
- Healthcare and retail along Cypress Parkway and Poinciana Blvd keep growing, so daily errands no longer mean leaving Poinciana.

Homes in the Poinciana villages belong to the Association of Poinciana Villages (APV), with dues of about $100 per month that include bulk cable and internet. Since most buyers would pay that much for internet alone, the dues are a better deal than they look on paper.
- Amenities: community pools, parks, the Poinciana Activity Campus (fitness center), and the Vance Harmon complex.
- Rentals: long-term leases are allowed. Airbnb and short-term rentals are not. Investors: underwrite for annual tenants only.

Start in the Pineland/Pinewood area and the Osceola-side villages. Entry prices pair well with FHA, VA, Florida Hometown Heroes, and down payment assistance. If you're renting in Kissimmee right now, there's a good chance your rent is close to a Poinciana mortgage payment — let's run the numbers.

Look at Timberlake and the Polk-side villages. Bigger lots and more negotiating room on 34759 pricing. Check school zoning and the commute before you fall for the backyard.
