Davenport sellers are facing the toughest math of the three cities I work — and I'd rather tell you that straight than have you find out the hard way after 90 days on the market. Here's what the numbers actually say, and how to sell well in spite of them.

The median home value in Davenport currently sits at $338,572, down 3.6% from last year — the steepest pullback of any market I cover. Homes are taking a median of 60 days to go to pending. And there's a number that should get every Davenport seller's attention: the median list price right now is $391,615, while the median sale price is actually $353,167. That's a gap of nearly $40,000 between what sellers are asking and what buyers are actually paying.

On top of that, there are currently 1,822 active listings in Davenport — more competing inventory than Poinciana or Kissimmee.

Know what you're competing against. If there's new construction inventory nearby with builder incentives, your home needs to be priced and presented to account for that — buyers are cross-shopping you against a brand-new option.

Plan for 60 days, not 30. Davenport's timeline means sellers need to plan financing, moving, and next-home logistics around a longer runway than a hot market would require.
