Search "best Poinciana realtor" and you'll get a wall of five-star claims with nothing behind them. That's not useful when you're about to make the biggest financial decision of your year. What's useful is a checklist you can actually verify — license status, transaction history, who they represent, how they communicate, and whether their specialty matches your situation. Run any agent, including me, through it before you sign anything.

The Objective Way to Vet a Realtor

1. Active license, verifiable in your county

Every Florida agent's license status is public record through the DBPR. If an agent won't give you their license number, that's your answer.

2. Documented transactions in your specific ZIP code

Countywide production numbers sound impressive and mean little. Poinciana's 34758 and 34759 ZIP codes behave differently on price, days on market, and inventory. Ask for closings in your exact ZIP, not a regional average.

3. Who legally represents you

In Florida, an agent can operate as a single agent (works only for you), transaction broker (neutral facilitator), or — in dual agency situations — represent both sides at once. Ask directly which relationship you're getting before you view a single home.

4. Real designations, not just marketing badges

Designations like ABR® (Accredited Buyer's Representative) require additional NAR-approved coursework focused specifically on representing buyers. It's a credential, not a slogan — verify it if you're unsure.

5. A process you can see before you commit

A good agent can explain, step by step, what happens between your first conversation and closing day — financing prep, showings, offer strategy, inspection, closing. If the answer is vague, the experience will be too.

6. Reviews you can trace to a real name

Anyone can post a five-star review. Look for reviews on Google or Zillow tied to a full name and a story specific enough that it couldn't be copy-pasted.
