Most people assume Section 8 is a rental-only program. It's not. HUD's Housing Choice Voucher Homeownership Program — active since 2000 — allows qualified voucher holders to redirect their monthly subsidy toward mortgage payments instead of rent.

That means the same assistance that's been helping you pay a landlord can start helping you build equity in a home you own.

Not every Public Housing Agency offers this program, and eligibility requires meeting specific criteria beyond the standard voucher requirements. But for families who qualify, it is a legally established, federally funded pathway to ownership — not a workaround or a loophole.

Can I use my Osceola County voucher to rent in Polk County? +
If you lived in Osceola County when you applied for your voucher, you have broader flexibility to lease in other jurisdictions. If you didn't, you're generally required to lease within Osceola County for at least 12 months before porting out. Rules vary by PHA — I can help clarify your specific situation based on where your voucher was issued.
What if a unit fails the HQS inspection? +
The landlord is given an opportunity to correct deficiencies and request a re-inspection. If they won't or can't fix the issues, you'll need to continue your search. That's exactly why I pre-screen properties before you invest time in them — most of my clients never experience a failed inspection because we address it before it gets scheduled.
How much will I actually pay toward rent each month? +
Program participants pay at least 30% of their adjusted monthly income toward rent and utilities, but no more than 40% in the initial lease term. The Housing Authority covers the remainder directly to the landlord. Your exact amount depends on your household income, family size, and the specific unit's approved rent. The Housing Authority calculates this at intake.
Is the Osceola County Section 8 waiting list currently open? +
As of 2026, the Osceola County Section 8 waiting list is closed. If you already hold a voucher, that doesn't affect your search — I help active voucher holders find housing now.
