Poinciana's median sold price sits at $294,995 as of March 2026 — while the Florida statewide median is above $400K. That gap is the entire reason Poinciana exists in most buyers' conversations. Sub-$300K homes with yards, community pools, and modern floor plans are still available. But inventory has dropped nearly 20% year-over-year, and the window is tightening.

ZIP code 34758 is in Osceola County. ZIP code 34759 is in Polk County. Orlando is 35–45 minutes depending on route and time of day.

Insider Tip: If you're commuting to Orlando, take US-17 to the Poinciana Parkway to the Turnpike. Avoid US-192 near the theme parks during peak tourist season — it adds 15–20 minutes. The SunRail is genuinely the best option for downtown Orlando commuters.

The Association of Poinciana Villages is one of the largest HOAs in the United States — and it actually works. Community pools, parks, walking trails, sports courts, and playgrounds are maintained throughout all seven villages.
